Library Room - Water Damage Repair
What started as a simple ceiling repair, evolved into replacing rotted structural framing.
Lakewood Presbyterian Church initially contacted a painting contractor to address a water-damaged ceiling. Upon opening the affected area, the contractor discovered extensive wood rot in the underlying framing, determined the repairs were beyond his scope, and referred the project to us.
We opened the affected walls and ceiling back to the brick and roof rafters, removed all deteriorated materials, and rebuilt the compromised framing. Once the structural repairs were complete, we installed new drywall, leaving the area ready for final finishing.
Because the church needed to remain fully operational throughout the project, we constructed a temporary, fully enclosed work area using metal-stud framing and Masonite sheathing, complete with an access door and an air-filtration unit to control airborne dust and contain construction debris.
The result: The repairs were completed without requiring the church to close or disrupting its ongoing operations.
